Here’s a comprehensive seasonal maintenance guide for Marin homes (California climate with coastal fog, occasional wind and rain, and mild temperature swings). This will help protect your home’s structure and systems year-round.

Spring (March–May)

Exterior

  • Inspect roof for winter damage (shingles, flashing, vents).

  • Clean rain gutters and downspouts; check for debris.

  • Power-wash siding, walkways, and decks.

  • Check decks/railings for rot or loose boards/fasteners.

Landscaping & Drainage

  • Trim shrubs and trees away from house.

  • Test irrigation system; adjust for seasonal weather.

  • Clear debris from drainage areas; ensure positive runoff.

Mechanical Systems

  • Service HVAC (switch to cooling if needed): change filters, check refrigerant.

  • Test ceiling fans and outdoor lighting.

Summer (June–August)

Cooling & Comfort

  • Clean/replace HVAC filters monthly.

  • Check attic ventilation and insulation.

  • Seal windows/doors where heat gain occurs.

Exterior Care

  • Inspect exterior paint/trim; touch-up where needed.

  • Check deck seals; re-seal if worn.

  • Clean outdoor living areas and BBQ equipment.

Safety & Water

  • Test smoke and CO detectors.

  • Inspect hose bibs/sprinkler heads for leaks.

  • Monitor water usage during dry months.

Fall (September–November)

Prep for Wet Season

  • Clean gutters/downspouts again after leaf fall.

  • Inspect chimney/wood stove; clean if used.

  • Check roof and attic for leaks or critter access.

Weatherproofing

  • Replace worn weatherstripping on doors/windows.

  • Insulate exposed plumbing.

  • Service garage door and auto-reverse safety sensors.

Systems

  • Test heating system; replace filters.

  • Drain and store hoses; winterize irrigation.

Winter (December–February)

4Moisture & Ventilation

  • Check for condensation in windows; control humidity.

  • Ensure attic vents aren’t blocked by debris.

Plumbing Protection

  • Insulate vulnerable pipes (especially near exterior walls).

  • Check foundation vents; close if freezing risk exists.

Safety & Preparedness

  • Test all detectors and replace batteries.

  • Review emergency supplies (flashlight, batteries, first-aid, water).

  • Sweep fireplaces and check flues after heavy use.

Ongoing Monthly or Quarterly Tasks

  • Change HVAC filters every 1–3 months.

  • Inspect caulking around doors/windows.

  • Check basement/crawlspace for moisture.

  • Test sump pump (if present).

Marin-Specific Considerations

  • Coastal Moisture: Salt air accelerates corrosion—regularly rinse and protect metal hardware.

  • Fire Season Prep: Create defensible space, clear dry fuels 100 ft from structures, maintain fire-resistant plants.

  • Fog & Mildew: Watch for mold on shaded siding; clean with appropriate mildew detergents.
